SLOWING SALES AND A CHANGE IN CULTURE ARE THE MAIN REASONS

Another reason that draws many homeowners to auctions is that it's a very secure and time-saving way to sell real estate assets, as it "offers a series of guarantees that make people more interested: legal certainty, transparency throughout the process, and the entire product being displayed online..."

However, González assures that the product's incorporation into the auction has been noticeable for some time now. "Obviously, the current situation, in which the sales period has been extended, has had something to do with it, but there's another very important issue, which is cultural. The auction culture is changing, and now individuals see it as shop another sales channel," says González.

Proof of this is that companies are also placing their trust in auction companies.

Companies
"It's true that this isn't a widespread trend at the individual level yet, but for the past couple of years, many development companies have been selling off the remains of a development through auctions. This happens, for example, with many parking spaces and storage rooms that haven't been placed during the marketing phase," says Juan Manuel Urías, Director of Auctions at Reser (Cajamadrid).

Something Gesinar agrees with. There are also companies that, without being developers, have real estate assets that, rather than marketing them through other means, auction them off when the time comes to sell them.
