As a result, the accumulated rate over 12 months went from 10.74% in January 2023 to 8.73% in February 2023.

The Residential Rent Variation Index (IVAR) varied by 1.06% in February 2023, which represents a slowdown in relation to the monthly rate of 4.20% recorded in the vp r&d email database previous month. With this result, the accumulated rate in 12 months went from 10.74% in January 2023 to 8.73% in February 2023.

Between January and February, half of the cities that make up the IVAR followed the trend of the average index and recorded a slowdown: São Paulo (from 2.84% to 2.10%) and Porto Alegre (from 10.15% to -4.71%). The others, Rio de Janeiro (from 1.45% to 3.11%) and Belo Horizonte (from 0.72% to 5.97%) showed an increase in the variation in residential rent.

The year-on-year rates (February 23/February 22) slowed down in two of the four cities that make up the IVAR: São Paulo (from 8.20% to 7.91%) and Porto Alegre (from 16.79% to 7.42%). The cities of Belo Horizonte (from 9.82% to 12.12%) and Rio de Janeiro (from 8.51% to 9.10%) recorded increases in their year-on-year rates.

The IVAR was developed to measure the monthly evolution of residential rental values in the real estate market in Brazil. See more about the index methodology in the Box included at the end of this release.

The next release of IVAR will take place on April 5, 2023.
